These Terms and Conditions govern all reservations and stays at SJ7 Aparthotel. By making a reservation through www.sj7.es or any third-party platform, the guest accepts these Terms in full.

Art. 01 INTRODUCTION These Terms and Conditions govern all reservations and stays at SJ7 Aparthotel, operated by BESPOKE PROPERTY PROJECTS SL. By completing a reservation through our website (www.sj7.es) or any third-party platform, the guest ("you", "the client") acknowledges having read and accepted these Terms and Conditions in full.

Art. 02 BOOKING AND CONFIRMATION

2.1 A reservation is confirmed once the guest: • provides accurate personal and payment information, • accepts the Privacy Policy and these Terms and Conditions, • receives a confirmation email from SJ7 Aparthotel.

2.2 Guest responsibility The guest is responsible for ensuring that all details provided during booking are correct. Inaccurate information may result in cancellation.

2.3 Right to refuse SJ7 Aparthotel reserves the right to refuse a booking if payment cannot be authorised or if fraudulent activity is suspected.

Art. 03 RATES AND TAXES

3.1 VAT All prices displayed on the website include VAT unless otherwise specified.

3.2 Catalan Tourist Tax The Catalonia Tourist Tax (Impuesto Turistico / Taxa Turistica) is not included in the displayed rate. It is charged separately at check-in in accordance with current legislation.

3.3 Rate variation Rates may vary depending on season, availability, promotional periods, or demand. The rate confirmed at the time of booking is guaranteed.

Art. 04 PAYMENT POLICY

4.1 Standard Rate • A valid credit card is required to guarantee the reservation. • SJ7 Aparthotel may pre-authorise the card up to 7 days before arrival. • Full payment is charged 1–2 days before check-in or on the day of arrival.

4.2 Non-Refundable Rate • 100% of the booking amount is charged immediately upon confirmation. • No refunds or modifications are permitted under any circumstances.

4.3 Payment security Payments are processed securely via Stripe (PCI-DSS compliant). SJ7 Aparthotel does not store or have access to card details.

Art. 05 CANCELLATION AND NO-SHOW POLICY

5.1 Standard Rate Free cancellation Up to 7 days before arrival Late cancellation / no-show 100% of total booking charged

5.2 Non-Refundable Rate No cancellations, changes, or refunds are permitted under any circumstances.

5.3 Early departure Early departures are treated as cancellations and are non-refundable for the unused nights.

Art. 06 CHECK-IN AND CHECK-OUT Check-in From 15:00 Check-out Until 11:00 Early check-in / late check-out Subject to availability · additional charge may apply Digital access codes will be sent prior to arrival via email or SMS. No front desk or in-person check-in is required.

Art. 07 REGISTRATION OF GUESTS (LEGAL REQUIREMENT)

7.1 Required information In compliance with Orden INT/1922/2003 (Spain), all guests must provide before or upon arrival: • Full legal name • Valid identification document (passport or national ID) • Date of birth and nationality

7.2 Data transmission SJ7 Aparthotel uses CheckInScan or similar secure platforms to transmit guest data to Spanish authorities as required by law.

7.3 Non-compliance Failure to provide required documentation before or at check-in may result in cancellation of the reservation without refund.

Art. 08 HOUSE RULES The following rules apply to all guests and form part of these Terms and Conditions. The full House Rules document is available inside the apartment. • Smoking is strictly prohibited inside all apartments and indoor areas (Law 42/2010). • No parties, loud gatherings, or events are permitted. • Only registered guests may stay overnight. • Pets are not allowed unless expressly authorised in writing. • Quiet hours: 22:00 – 08:00. Guests must respect neighbours at all times. • Maximum occupancy listed in the reservation must not be exceeded. Non-compliance with House Rules may result in immediate expulsion without refund and potential involvement of local authorities.

Art. 09 DAMAGE, LOSS & SECURITY DEPOSIT

9.1 Guest liability The guest is financially responsible for: • damage to the property, furniture, or fixtures, • costs of excessive cleaning required after departure, • missing items from the apartment, • any disturbance or damage caused to neighbours.

9.2 Security deposit A security deposit may be pre-authorised on the guest's card prior to arrival. The amount will be confirmed in the booking confirmation.

9.3 Release of deposit The deposit is released within a reasonable period after departure, once the property has been inspected and no charges are outstanding.

Art. 10 LIABILITY

10.1 Exclusions SJ7 Aparthotel accepts no liability for: • loss or theft of personal belongings during the stay, • accidents or injuries caused by guest negligence, • events beyond our reasonable control (force majeure: natural disasters, strikes, government orders, etc.).

10.2 In-room safes Safes may be available in the apartments. Guests are encouraged to use them for valuables. SJ7 Aparthotel accepts no liability for items not stored securely.

Art. 11 OVERBOOKING OR UNAVAILABILITY In exceptional cases of overbooking or technical errors, SJ7 Aparthotel reserves the right to relocate the guest to alternative accommodation of equal or higher category, at no additional cost to the guest. SJ7 Aparthotel will inform the guest as soon as possible.

Art. 12 PERSONAL DATA PROTECTION Personal data collected during the reservation and stay is processed in accordance with our Privacy Policy, in compliance with GDPR (Regulation EU 2016/679) and applicable Spanish data protection law (LOPDGDD). Art. 13 APPLICABLE LAW AND JURISDICTION These Terms and Conditions are governed exclusively by Spanish law. Any disputes arising from a reservation or stay at SJ7 Aparthotel shall be submitted to the jurisdiction of the courts of Girona, Spain, unless otherwise required by mandatory consumer protection legislation applicable to the guest.
